One of the largest Estonian agencies 1Partner Kinnisvara notes that in the summer of 2016 prices in Tallinn has risen twice since the crisis (2009).
"At the moment the real estate market of Tallinn has reached a state of equilibrium – supply and demand are balanced and the volume of new construction correspond to the real needs of consumers. The companies do not raise prices without adequate reason, because otherwise the buyers will refer to the competitors," says Martin Porter, Executive Director of the Agency.
The most significant increase (+227%) of prices is typical for the area of Põhja-Tallinn. Apartment in Põhja-Tallinn are now sold for €1676 per sqm, while in 2009 it was $ 518. The price increase is largely due to the increase in the popularity of the settlement Kalamaja, which is located in Põhja-Tallinn.
In lasnamäe the average cost increased by 120%, due to the construction of new housing not far from Cadriorg and the historic center of Tallinn. In Haabersti property has risen in prices by 130%. In Pyrita prices have risen slightly – by 29%.
