Description

The house was built at the beginning of the 20th century, with robust walls of stone 80 cm thick.
It's situated in the town of Vabriga, between Novigrad (7 km) and Poreč(9 km). It's very close to the sea (only 700 mt), and to the summer holiday location of Valamar - Lanterna - Solaris. 
In Vabriga there are two supermarkets and five restaurants in walking distance. The sea is also close by, and on the seaside of Santa Marina you can find a big restaurant and several small kiosks where to eat good seafood.
The town counts 2000 inhabitants, spread across a large area. There are no apartment blocks, but only private houses, therefore it's a very quiet place away from traffic. The landscape shows the typical Istrian hilly countryside, with fine views of vineyards and olive groves. Furthermore you can also enjoy the sight of the sea from the second floor of the building. 
The house has two floors, each one is an indipendent apartment accessible from outside.
On the ground floor (45sqm) there's a living room equipped with kitchen, two double bedrooms(10 sqm), bathroom with shower and space for a washing machine.
The upper floor (47sqm) mirrors the ground floor, with the addition of a third bedroom in the attic.
The house was modernized in 2000: furniture, electric system, roof and garden were all renovated.
The overall area of the property is 300 sqm. 
The courtyard has :
- parking space for 3-4 cars, with automatic gate covered by a nice kiwi and grape pergola
- garden with ample lawn, shielded from view from the street (ideal to install a swimming pool)
- vast living area (90sqm) equipped with kitchen facilities and warehouse
- cellar (25sqm)
The structure of the house makes it ideal as an investment to be rented to two families at the same time. The garden and the parking lot can easily accomodate different groups of people simultaneously. That is what we have done until now, with very positive feedback from our guests!
