Restrictions removal on housing renting out market

The Swedish government intends to remove restrictions on housing renting out. Moreover the government is going to enter reduction in property taxes. These liberal measures would increase labor mobility, especially in big cities, as well as stimulate housing market under construction.

Currently, a homeowner has the right to rent it out with the approval of the housing cooperative. Moreover, the landlord may not assign your desired payment - instead, the cooperative establishes a "reasonable" rate of rent. In some cases, the rate determined by the housing cooperative, does not depend on the quality of housing and is significantly different from the market, especially in central Stockholm. Homeowner, for example, are not able to include in the rent mortgage payments.

Swedish Prime Minister Fredrik Reinfeldt thinks that opportunity for owners to rent their homes on their own hit black market of housing renting and expand short-term renting segment of the market: "Owner of very expensive suites costing 8 000 000 krons (about 1 000 000 euros) cannot rent it out more than for a few hundred euros today" - says the premier. According to his estimates, after removal of restrictions market of letting on lease housing can be expended by 20 000 of new short-term offers.

The level of the annual tax rate will be reduced from 0,4 to 0,3% of the housing cost, which will reduce revenue to the treasury of about 80 000 000 krons. Fredrik Reinfeldt sure that it will increase the number of people willing to take a mortgage loan: "Most analysts are predicting that we will see a slight increase already in 2013."
