Less people – bad market. Demographics affect the housing sector in Spain

Difficult demographic situation in Spain in next 10 years will negatively affect the local real estate market, - informs ee24.com with reference to Moody's rating agency that notes negative trend following RR de Acuña & Asociados consulting company.

Spain may lose 2.6 million of residents by 2023, affecting not only housing demand and price but also small and medium business securitization (a form of investment attraction through the securities issuance guaranteed by assets that generate stable cash flows) where the property acts as a guarantee in 30% of the agreements. Over 50% of the debts are jointed with such objects.

It is predicted that Spain population will reduced due to emigration. Last years there has been an outflow of the most active population from 25 to 35 years and demand for real estate in Spain falls due to decreased number of families.
