Spanish land becomes more expensive

Spain is gradually recovering from the crisis: the average price per square meter of urban land in June 2013 amounted to €161, an increase of 2.3% compared to the first quarter of the year. However, this is significantly less than in the pre-crisis 2007 (€280), according to ee24.com citing noticia.ru.

In the second quarter the total amount of transactions in this market was €616 million, which is 24% higher than in March (but 3.5% less than in the same period of the previous year). The markets in Catalonia (the capital - Barcelona) and Madrid grew faster than the country market on average. The total value of sales and purchases in these markets increased by 59.8% and 57% respectively and amounted to €252, or 40% of the whole market.

In contrast to the average price and the total amount of transactions of purchase and sale of urban land, the number of transactions in the second quarter increased as compared to the first quarter (by 36%), and in relation to last year's performance (by 5.6%), reaching 3,828 operations.

Indicators of metropolitan urban land market move in different directions: on the background of growth in the number of transactions and the cash flow, the average cost per square meter of land has decreased by 37.6% to €271.5. Experts attribute this to the fact that banks and governments actively "get rid" of large tracts of land in unattractive areas of Madrid.
