The real estate market in Belgrade is not active

The real estate market in Belgrade is a lull. For a month in the capital of Serbia only about 100 deals in sale and purchase of apartments were recorded. At the pre-crisis years at least 1,000 deals were made every month, ee24.com reports.

Now the average buyer considers around 20 proposals before making a purchase decision. The cost of real estate in Belgrade is increasing, but fewer people are willing to buy housing at that price, leading to a sharp drop in demand. Housing in the area Dorchol costs €2,000 per sq.m. in Vozhdovtse - €1,950 per sq.m., Crvena-Krst - €2000 per sq.m.

Agents say that owners price inquiries are sometimes simply inadequate, and all attempts to persuade sellers to lower prices do not lead to visible results. The market in the capital, though diverse, lacks the quality. The demand now is created by the Serbs from the regions, whose children are studying in the capital.

The decrease in prices is reported in Novi Beograd. Compared to the pre-crisis level of 2008 property values ​​are reduced by almost a half: €1,000 - €1,200 per sq.m. Near the sports complex "Arena" the cost per square meter is up to a maximum of €1,800. On the outskirts of the capital, near the Sremchitsa, a house of 245 sq.m. with a plot of five acres is available for €88,000.
