Housing in Serbia may drop in price in 2 times – to € 500 per sq.m

Cheap and quality apartments in Serbia probably will cost only €500 per sq.m, while now the cost of new housing now is €1,100 per sq.m, according to ee24.com citing novosti.rs.

Experts say that up to 25-30 % of the cost of housing in Serbia falls on the price of land. Another component are the local taxes and fees, which increase the cost of a square meter in the prestigious areas of Belgrade by as much as €400 .

But if the state allocates land to developers for free, reduces taxes and accelerates approvals, cost of square meter in the suburbs will drop to €500. Construction and industrial department of Serbia conducted calculations: the cost of design and construction of 1 sq.m of housing will be €270-380. To this sum must be added €110 for water and electricity hook-up and for infrastructure, including roads.

The Serbian Government is considering providing citizens with affordable housing as a priority for action. Prime Minister Aleksandar Vučić expects that Serbs will be able to buy apartments with area of 80 sq.m, and pay for them no more than €130 per month.
