New apartments in Montenegro in Q2 2014 were worth €1,147 per square meter, which is less than a year ago, and less than in the first quarter. In annual terms, the decline was only 0.7% (by €8), but in quarterly one - 6.5% (by €80), according to ee24.com citing monstat.org.
Such noticeable fluctuations are typical for a small market, where each sold object has a chance to spoil or improve the statistics. For example, in the first quarter were sold only 168, and the second one - 196 units of new housing. Undisputed leader of sales is Podgorica (80%), followed by the Bar (14%).
The highest real estate prices were in Budva - €1,890 per sq.m. It does not reflect the realities of the market, because the figure was derived based on sales of two apartments. In Bar square meter costs €1,024, and it is more reliable data based on 27 sales. New apartments in Podgorica were sold on average for €1,098 per sq.m.
