About the project
Luštica Development A.D. is developing a fully integrated, self-sufficient luxury residential and tourist destination on the Montenegrin Adriatic coast. Located along the Luštica peninsula, within the idyllic Trašte Bay, the site covers 6.9 million sqm of available land and is conveniently positioned close to three international airports (10 km from Tivat, 46 km from Dubrovnik and 90 km from Podgorica). The Group concluded the lease and development agreement with the Government of Montenegro and the Municipality of Tivat on the 23rd of October 2009.
ODH’s aspiration is to create a distinct community at Luštica Bay, where residents can create a home around the life they want to live within a self-sufficient and extraordinary setting. Less than 10% of the land is due to be developed with the aim of preserving the pristine landscape of the site. Combining Montenegro’s natural beauty and unique culture with ODH’s experience of cultivating environmentally centered luxury residential living, it will provide a foundation that will grow organically for decades to come.
Designed to blend seamlessly into its surroundings and assimilate with nearby towns, Luštica Bay will become a sustainable, state-of-the-art town with year-round attraction. It will comprise a variety of residential options, hotels and lifestyle facilities, providing a permanent home to a few thousand residents. It will be a secluded oasis and a gateway to the rest of Montenegro, offering them tranquility, privacy, discovery and adventure.
The town is set to encompass a range of residences across several distinct neighborhoods, from apartments to townhouses to bespoke villas, all built to the highest architectural standards. The site will also include 7 world-class hotels, 2 marinas with mooring and docking support facilities, an 18-hole golf course with a club house, a town center, commercial facilities such as restaurants and shops, public amenities, and all the necessary infrastructure requirements.
Construction began in September 2013. By 2015 the first real estate units were completed, and Luštica Bay began its first operational summer season. 2018 was a breakthrough year with Luštica Bay flourishing into a fully-fledged destination town thanks to the completion of its Marina Village center, which included the opening of its marina and first hotel, the five-star The Chedi Luštica Bay. Construction also began in October 2018 on the site’s second neighborhood of Centrale, set to be its official town center and next key residential area.
