What is a fair price for an apartment? Research Center Casa.it revealed figure Kmp (key market price), the "golden mean" between the potential buyers' request and the expected cost of the seller.
According to the real estate operator, needs of sellers and buyers expectations differ greatly. The situation provokes (along with the fall of credits) a radical drop in the number of transactions in the property market in Italy (-25.7% in 2012 in terms of sales, or €27 billion).
Casa.it calculated the most clear and real indicator, which may be equal to the buyers and sellers. "The golden mean" in the northern Italy is around €2,180, as the cost of a square meter is equal to €2,400, and the difference between the average prices of requests and average prices in the property market - 18.7%.
In central Italy the average bid price is always higher than €3,000 per square meter (such rates in Florence and Rome). The difference between the prices of requests and offers is 19%. Thus, the figure Kmp equals to €2,750 per square meter, said the news portal Il Sole 24 Ore.
For comparison, in the southern Italy rate Kmp for the quarter is slightly less - €1,650 per square meter, while the average price is €1,800 per square meter, the difference - 17.8%.
