The most profitable is letting an apartment in Munich, the most promising – in Essen

According to the German Real Estate Professional Association (IVD), the highest rental rates in the country are in Munich (€12 per sq.m), and the best growth dynamics of rental prices has been noticed in Essen (+7.69%). These data are published on the website of business edition handelsblatt.com.

The realtors' statistics is significantly lower than official data on rentals for the 3rd quarter 2014. Portal ee24.com published earlier that the increase in rental rates in major cities in Germany will probably be limited.

Experts estimate that an apartment in a small town in Germany will pay off more quickly than in a metropolis. Profit from rental in Berlin or Munich does not exceed 4%, while in medium-sized cities where enterprises are located and where there is a constant demand for housing, income may reach 7%. In Wolfsburg a sq.m. costs €1,450, the profit is 6.7%, in Krefeld – €1,145, 6.4% in Lübeck – €1,450, 6.2%. Buyers of real estate in Heilbronn, Paderborn, Braunschweig, Dortmund, Bremen have good earning potential.
