Recently ee24.com wrote that in Paris and Lille the legislative control of rents will be introduced. The Berlin authorities have also decided to legally limit the growth of rental rates in the German capital.
Now property owners will not be allowed to raise rates by more than 10% above the average rent rate in Berlin. The law is already in force.
Berlin is a European speed leader of increasing rents, ahead of even London and Paris. Market experts believe that such measures will not only help to stop the growth of the lease, but will serve as an example for other European cities.
"The new rules apply to existing rental contracts as well, says Reiner Wild, the managing director of the Berlin Tenants’ Association. – We don't want Berlin to become the second London or Paris, where residents with low income are forced to rent apartments in the most remote areas of the city".
Over the past three years, rents in Berlin have risen by more than 30%. The reason is the increase of migration to the city and the growth of real estate prices. It is planned that other German cities will support the initiative of the capital.
"We create a fair balance between the interests of landlords and tenants," said German Justice Minister Heiko Maas.
