Who receive profit from migrants in Germany?

Migrants are not always welcomeand not everywhere. In any country, the influx of refugees provoked concerns about increasing levels of crime, budget shortfalls, etc. Even when choosing real estate buyers mostly stay in apartments, which rent not the newcomers but the locals.

In this regard, quite indicative is the experience of Germany with its business on the migrants and we are not talking about the use of refugees as cheap labor.

The influx of migrants in Germany

Recently, Germany has become a country of immigration No. 2 (after the USA). In 2013, it took about half a million refugees. In 2015 the figure was about 1 million. According to experts forecasts, in 2016 the political asylum in Germany will also be asked at least by 1 million foreigners.

It is important to realize that migrant in Germany is not a person without a certain residence, but young people who have migrated here in search of new opportunities. The majority of Syrian refugees are the typical middle-class, who have education, profession and desire to realize themselves in the country with the highest standard of living.

How does Germany treat the immigrants?

Research of 2015 showed that, in general, since 2013 the attitude to migrants improved. However, each region has its own situation.

Best of all immigrants are treated in the West. In Dresden and other cities in East Germany, every second respondent believes that migrants in Germany are not very welcome. While the lion's share of immigrants live in the West (96%) and only 4% of migrants found a home in the Eastern states. The lack of close contact with newcomers on the East mostly explains the cold attitude.

But the situation is improving. More and more people see advantages in mass migration to Germany. And some companies have already learned to receive a considerable profit.

Who pays for the refugees?

The financing of migrants is engaged by the state — the German local and Federal authorities. The budget includes the money for support of refugees.

This year, the Federal government has allocated €6 billion for the needs of migrants. The money goes for food, everyday objects, medical services, monthly allowances and, of course, housing search. Last year on the resettlement of migrants was spent €20 million.

 

Who earns on migrants?

In October 2015, the government of Hamburg decided to accommodate refugees in vacant commercial premises on a compulsory lease. Of course, the owners received a cash compensation equivalent to average market rents. Similar actions are planned in Bremen and some other German cities.

Municipalities try to distribute immigrants more or less evenly. Therefore, even in small towns and villages, authorities are looking for housing for rent. Moreover, the German authorities hope that the migrants neutralize the negative effects of urbanization.


Thanks to the new residents, small towns that are suffering due to the outflow of population to large cities, will come to life again. Will increase the purchasing power of residents, new schools and cultural institutions will be built, other infrastructure. As for all kinds of public services, their revenue will also increase.


The mayor of the town of Brome thinks positive about the arrival of refugees. The municipality will receive more than €40 000 due to deductions associated with finding housing for immigrants.

But most of all thanks to the migrants "enriched" German companies, connected to the real estate market. Their profits have risen sharply in a very short time. For example, since 2013, the European Homecare revenues increased 80% and reached the level of €100 million in 2015. The company has built hundreds of homes for refugees from the Middle East and Africa in different regions of the country.

Construction start-up Die Akzente-Sozial is one of the most successful in its sector. The company has turned the premises of three gyms in housing for migrants. Now there live 530 people. The state regularly pays to the the company €25 for one migrant every day. This means that annual revenues will reach €5 million.

Paranet deals with inflatable dome structures. Until 2013, they specialized in manufacturing inflatable tents for sport or business — indoor tennis courts, swimming pools, mobile storage space. When refugees began to arrive to the country, Paranet began to produce a full housing for refugees. These tents have all the necessities of life — electricity, furniture, kitchens.

35 tent from Paranet became a refuge for 10,000 people. Last year, according to the owner of the company, net profit amounted to €6.2 million and by the end of 2016 Paranet plan to get another €22 million. And they have every chance of success!

For investors attention

Who is the most reliable tenant who never "move out"? State. At least if we are talking about Germany. As the state pays for housing for migrants in Germany, now is the best time to invest in German real estate with the subsequent delivery of its lease. Your square footage will never be idle!
