Property near the stadiums of Premier League clubs, rose by 135% over the last ten years. Prices around five football stadiums more than doubled, reports portal ee24.com with reference to the British media and Halifax bank.
On the eve of the start of the football season in England it was found that prices for the average house in areas where 20 Premier League clubs are based rose for £183,583 (€214,500) for 10 years. If in 2003 the figure was £136,300 (€160,000), in 2013 the average price is £319,800 (€374,000).
This increase is equivalent to weekly rise of the prices by £353 (€412). It's more than double than the average prices growth rate in England and Wales during the same period. On average, UK prices rose by 68% in 2003-2013.
Houses near 20 Premier League stadiums are a third more expensive (£79,500 or €93,000) than the average house price in England and Wales (£240,300 or €281,000).
The fastest increase in prices occured near five stadiums. The most significant increase was observed near the Etihad Stadium - the home stadium of the club "Manchester City" - the Champions of the 2011/2012 season. The average price of a house in the area has increased by 259% over the past decade, reaching £89,489 (about €105,000).

The second highest price growth area is in Kingston-upon-Hull near the "KC" or "Kingston Communication" (KC Stadium) — home arena of FC "Hull City", which won a place in the top division this season. Average prices in the area increased by 162% - £75,517 (€88,200).

Stadiums of London-based clubs like "Chelsea" ("Stamford Bridge") and "Fulham" ("Craven Cottage") shared 3-4 places in the ranking with an increase of 102% (£851,812 or €995,000). Then "Emirates", the home of "Arsenal", goes with 101% increase for ten years (£641,665 or €750,000).

Only stadium, around which the housing became cheaper, is "Saint James Park" of "Newcastle United". From 2003 to 2013 average prices decreased in the city, which is English leader in coal production, by 11% and reached £135,251 (€158,000).

According to recent studies, the prices rose faster near the new football stadiums that were built after 2000. For example home arenas of "Manchester City", "Arsenal" and "Hull City."

Stadiums that were built before World War II are experiencing less hype. For example, "St James Park" was built in 1892. It is one of the oldest in the Premier League, however in the XX century it has been repeatedly expanded and modernized.
As for prices, the most expensive is to live near the stadiums of "Chelsea" and "Fulham" in London. Only wealthy people can afford accommodation here. Such as the new "Chelsea" head coach Jose Mourinho, who was looking for a house near the "Stamford Bridge" in the spring of 2013.
The final amount paid by the Portuguese is kept secret, as well as real estate itself. One thing is for sure: homes in this area are worth an average of £851,812 (€995,000). It is 13 times more expensive than the houses around the stadium, "Enfield" (club "Liverpool") and "Goodison Park" ("Everton"), where the average price tag is just £63,974, or €74,753 (price increase for decade - 97%). Such low prices are explained by lack of prestige of these areas of Liverpool.
