Sales of commercial real estate in Bulgaria will decrease

In 2011 the Bulgarian commercial real estate market grew due to economic stability in the country. However, in 2012, according to experts, sales will decline due to insufficient supply of objects, although the average yield of the objects will remain the same - about 9,0-9,5%. In 2012, the supply will not increase, as investors do not want to invest in projects and build new objects without any real clients.

In 2011 about 120 000 sq.m. were rented. According to experts of "Colliers" company commercial real estate will be in higher demand in 2012 as international firms, planning to transfer some production to Bulgaria due to low costs and local high qualified employees will be more interest in A class offices.

Consequently, the demand in this market segment will increase, which significantly changes the cost of rent.
