Prices in Amsterdam are reasonably compared with other European cities, states Barbara van der Grijp, managing partner at Engel & Völkers. In cities like Berlin and London prices rose by 10% over last year, but in Amsterdam, the prices are usually lower than five years ago, and therefore are interesting to investors.
The most common real estate in central Amsterdam are apartments, said Sander Wiegers, a broker with Broeren & Wiegers. The cost of the apartments ranges from €150,000 to €5,000,000. Individual homes are harder to find and they cost more. And even harder to find a garage to park the car. They cost about €50,000.
Foreigners, especially from Britain, France and Germany, and more and more buyers from Russia and China are choosing a house in Amsterdam. Usually they are looking for exclusive properties in prime locations. Prices along the main channels - Prinsengracht, Keizersgracht, Herengracht and Singel - on average from €5,000 to €9,000 per square meter. They are on the same level as the Museum Quarter in the Old South of Amsterdam.
Mortgage loans in Amsterdam not only usually cover 100 percent of the price of the object, but also almost 6 percent of additional payments. But for buyers who do not live here, do not work and do not pay taxes in the Netherlands obtaining mortgage loans is very difficult.
