– Advice for all buyers is the following: it’s better to buy property in Montenegro near the city of Bar, says Anna Kuberskaya. Why? In contrast to the Budva Riviera, where are high real estate prices, and many locals and tourists, in Bar are acceptable prices and places here are more quite. If a person is not just going for holiday but intends to buy the property and is thinking about relocation, I would recommend this particular area of Montenegro as it’s the most comfortable and suitable for living.

Studio in Bar may be purchased from €30,000, while in Budva it’s in half or two times more expensive. As they say, feel the difference. A houses built by our company, have an area of ​​160 sq.m and cost from €160,000-200,000 and above.

Do not take the first line from the sea

We do not offer the first line, because the conditions there are not the most comfortable for accommodations. In a fortnight the sea that is just outside the window will annoy you and walls of the house and the car will be covered with salt. In addition, it is often windy in Montenegro and it’s not easy to stand stones noise (on the beach) day and night. People, who buy real estate in the beaches of Montenegro and live there for a long time, usually tend to move a bit far away from the sea.

Why construction is more profitable than a purchase of finished house?

We build houses on a turnkey basis. Building of a new home in draft form in Montenegro costs to our customers about €500 per sq. m. Plus finishing and plumbing. In the end it turns out that to build a house is a half times cheaper than to purchase ready-made one.

Basically we build single-family homes, but among our projects are also apartment buildings. For example, there is a house that is divided into apartments and may be used as mini-hotel for tourists. If the house in Montenegro is located in a popular resort close to the sea, in the high season, from May to September or October, the studios are leased for €30 per day and one-bedroom apartment is for €50 per day; two-bedroom - for €80 per day.

The apartments for lease in Montenegro are extremely profitable. There are many of those who wish to rent and only minimal advertising is required, for example, in the profile group in VKontakte. At exhibitions, people often come up and ask not only about purchasing  but also about the rent as well.

Clients often ask about the terms of stay in the country. Having a visa, you can stay in Montenegro up to 90 days and up to 30 days without a visa. This applies to all Russians, not just to the real estate owners.

However, it is very simple to extend the period of stay in the country. To do this, you have to go to a neighboring country (Serbia, Albania, Bosnia or Croatia if you have a Schengen visa), put the stamp on departure at the border and come back to Montenegro at the same day and re-start 30 days stay.

People move to the euro-zone from the ruble-zone

We expected that due to the ruble decrease against the euro, people will stop buying real estate, as most of the transactions in Montenegro are made and paid in the European currency. However, there is no outflow of customers. Obviously, the processes taking place in the economy, on the contrary are pushing the Russians to invest in property abroad.

Will the real estate become cheaper? It's definitely not about Montenegro!

I do not think that housing in Montenegro will become cheaper. Constant influx of new residents and tourists, as well as infrastructure development, dictate quite high prices. Vacations and services in Montenegro become better and more civilized. Today it is quite a European country that may compete with such well-known tourist’s beach vacation areas as Spain, Greece and Cyprus.
