In the central part of Italy, in Umbria, close to well-known medieval towns of Todi Assisi and Perugia, we offer for sale a unique agricultural complex surrounded by a land lot with the are of more than 500 ha with an olive grove, forest with hunting area, stables and numerous residential and manufacturing buildings.

The agricultural company consists of two sectors: the agricultural and the touristic one.

Agricultural sector:
̶ Cultivation of around 3000 olive plants, the maintenance and the exploitation of the woods and lakes, managed by the property
̶ A horse farm with an authorized regional stud farm, which also provides, with great satisfaction from the clients of the hotel structures. These have been rented to a society specialized in the sector.

Second sector:
̶ The first hotel structure with the area of 500 m2 consists of an old farmhouse dating back to 1700, fully restored with a beautiful courtyard with an annex and a new house, built in the typical architecture and colors of the countryside. In these buildings there are apartments and rooms of different types and sizes. All the rooms and apartments have heating, a private bathroom, a phone, an LCD TV and are furnished according to the typical Umbrian country style.

There are many facilities like a Wellness Center, a swimming pool, the stables, a tennis court and a soccer field. The hotel also has a meeting room and an area for outdoor activities.

According to booking.com the guest experience index of the hotel is more than 90%.

̶ The second hotel structure with the area of 300 m2 features an accommodation in two fully restored XVIII and XIX century houses. There are standard rooms furnished and apartments with private entrance. The rustic rooms with the wooden beamed ceilings and with air-conditioning offer a view over the valley. In the rooms there is heating, a TV, free WiFi and a private bathroom with a hairdryer.

The guests of the hotel have at their disposal a seasonal outdoor pool, a bar, a lounge with billiards, beach volley/soccer/tennis and badminton courts.

In both hotels there are restaurants with traditional Umbrian cuisine.

Also, on the territory of the complex there is a casale with the area of 300 m2 with a marvelous terrace overlooking the hills which is used by the owners and their guests.
Close there are two villas each with the are of 150 m2 in their completion phase of construction. There is a possibility of space extension.


The company owns 4 important photovoltaic power systems which give in total 150 kwt providing the whole complex with power.

The complex can boast its comfortable location:

- -40 minutes` drive from Siena
- an hour drive from Florence
- - one hour and half drive from Rome
