Positive trends in the property market in Estonia attract investors from the Scandinavian countries and Russia, according to The Baltic Course. Non-residents invest in commercial real estate with a stable income.
"Clear signs of growth in the real estate market in Estonia have been taken seriously by large funds and the relatively small foreign investors. Buyers are interested, above all, in business areas with tenants, providing a constant flow of money," said Valery Zvyagintsev, the executive director of PROFIL Estate.
In his view, the segment of commercial space with tenants in Estonia slightly undervalued, and its average income is in the range of 6-8%, which on the one hand, higher than in Western Europe, but on the other - Russian investors are accustomed to the figures, at least, twice as much.
According to experts, Estonia and Finland are adjacent "safe haven" for Russians. For them investing in profitable property is "not so much a business as a reliable way to diversify risks," said the head of a consulting company CMI Solutions Alexander Zadvornov.
Analysts noted the following strengths of Estonia: the lack of income tax, ample opportunities for business lending, excellent logistics, transparency of business, ease of implementation of development projects.
