Given the ratio of salaries and the cost of housing, people from Riga are still in a better position than residents of Tallinn and Vilnius. Without excessive costs, residents of Riga can afford to buy 50.8 sq.m, of Tallinn - 41.1 sq.m, of Vilnius - 39 sq.m, reports ee24.com citing seb.lv.
Over the last year apartments in Riga have become much more affordable (+3.8 sq.m), the possibility of buying an apartment in Vilnius remained at the same level (+0.3 sq.m), while in Tallinn there is a negative trend (-8.8 sq.m).
According to SEB expert Edmunds Rudzītis, for the first time in five years the residents of Riga have the best opportunities for buying. Good availability of real estate in Riga is caused by rising incomes and the decline in mortgage rates. In Lithuania those rates decreased by only 0.16%, which provided a stable position of Vilnius in Housing Affordability Index. In Tallinn rates increased by 0.09%, and apartments have gone up in value significantly.
Considering only new apartments, on the contrary, residents of Tallinn are on the winning side: they can buy 33.7 sq.m, while residents of Vilnius can afford 27.9 sq.m, of Riga - 22.8 sq.m.
