This 31,5 ha complex nearby the town of Karlovac in the settlement of Upper and Lower Trebinje (Gornje i Donje Trebinje) consists of construction land and in most part of agricultural land located in PPDS area (Area of ​Special State Concern). The main advantages are roads and approaches around the entire complex along which electricity and plumbing are carried out - gravel, forest roads and the main road which is private and leads to construction parcel. The complex is part of a hunting area of ​​17 million m2, along which is the undeniable beauty of untouched nature, the intersection of the air corridor (which reduces the possibility of severe weather that would cause damage on the agricultural part of the land), water sources (for irrigation - elaborate), 3 ecological reserves, 1 of which is located in the mentioned complex next to the Gradnice river (a wonderful biological reserve due to plant habitats). There is also the viewpoint of Upper Trebinje, registered as a monument of nature and special reserves of clay under protection of the Republic of Croatia.

The mentioned complex is divided into construction and agricultural, due to incentives and various benefits as well as large-scale investments in this long-term project.

Use Purpose:

- If needed, for start first use the right of preemption of smaller land particles owned by the Republic of Croatia, as well as continuous consolidation of land beside our complex.

- The main objective is the development of organic production as the land is 100% pure, giving us ground for continuing development of ecological production. By regionalization, it is a fruit area, and by classification the land is ideal for growing blueberries, aronia, currants, raspberries, blackberries, batat and other cultures that prefer acidic soil (Ph=5.5). Among other fruit cultures the land is ideal for plantations of hazelnuts, chestnuts and walnuts.

- On the agricultural part it is possible to build wooden houses, apartments and bungalows with a view of the orchard and plantations of the above mentioned cultures, as well as accommodation for hunters as everything is located within the hunting area.

- According to spatial planning layout there is a possibility of integral hotel and eco-camp construction on the construction part.

- The forest and the area under the forest is by culture to a large part pasture and meadow. It is possible to saw and utilize wood mass by applying for measure 8.5.1. (the so-called conversion where the refund is 94.74%). This way high quality forest is obtained and the other part is transformed into forest park.

- Useful sport and recreation opportunities due to content and the offer itself, from Nordic walking paths, to stud horse lovers and a mini zoo park. For adrenaline lovers there are quad driving and bicycle riding possibilities as well as a paintball polygon. For athletes there is a mini football field, tennis court and badminton terrain. For everything mentioned there is a possibility of returning up to 80% of the funds invested.

- For start, between 50-90% of the cost will be covered by non-refundable means from European funds, by raising agricultural plantations of all the above mentioned cultures which will make the green belt and be the foundation of the environment for accommodation units.
