Croatia is on the eve of changes

On July 2013 Croatia supposes to join to the European Union, increasing the popularity of the country among foreign property buyers.

Market trends: prices and mortgage rates decrease.

"Housing becomes cheaper in Croatia the third year in a row. Average cost of housing in Croatia, decreases in 2009 by 6,5%. In 2010 and 2011 by 6,5% and 3,1% respectively", – said Stanislav Singel (Gordon Rock).

"In addition, during haggling it’s possible to bring down the price up to 20–30%", – said Elena Neva ("Adrionika").

"It is typical for apartment houses and non-residents’ property (Irish, English, etc.), who acquired their property 10–15 years ago at really low price and selling it today, win anyways. Moreover, Croatian real estate market has a lot of interesting offers from banks", – says Vera Rukina, the director of overseas property Chesterton.

Foreign buyers prefer to buy resort property near sea or mountains. According to the number of transactions among residents, noted Stanislav Singel (Gordon Rock), the leader is peninsula Istria in the north, not far from Italy (33% of transactions). Also popular region of Gorski Kotar (Kvarner and North Dalmatia), with its mountain ranges (26% of transactions), Split – the second largest city in Croatia situated on the coast of Adriatic sea (12% of transactions) and Dubrovnik in the South Dalmatia area (6% of transactions). Only 3% of real estate purchased by foreigners is located in the capital Zagreb. The most expensive real estate in Dubrovnik and Split, the average level of prices according to the Stanislaus Singel (Gordon Rock) – 3424 and 2 525 euros per square meter, respectively. Apartment on the Adriatic coast costs about 1787 euros per square meter. According to Vera Rukina (Chesterton) expert’s opinion, the average cost per square meter in Croatia is 1 800 euros.

The cheapest real estate objects on Croatian market are 20 years old homes in the countryside of 70–100 square meters area or small apartment of 25–35 square meters area for 50 000– 60 000 euros. Prices for apartments with two bedrooms start at 90 thousand euros, says Elena Neva ("Adrionika"). A new – built houses on the coast of Adriatic Sea, cost 200 000 euros and 500 000 euros on the first line.
