Established in the crisis years trend of decline in the cost of the Spanish square meters is interrupted. Already 6 quarters in a row real estate prices in Spain are only increasing. Of course, compared to the peak year of 2008, a decrease in prices is 29%. However, in comparison with 2014, they increased by 2.5%.
New apartments and homes built less than 5 years ago, has risen in price over the year by 0.2%, now they are sold at €1700 per m2. The increase in the price of housing built more than 5 years at an annual rate is 2.6%. Average price per square meter in this sector is €1 500.
Balearic Islands lead in housing prices growth (+9.6%). Followed by Catalonia and Madrid, with the result of +4.9% and +4.2% respectively. Positive dynamics is also preserved in the Canary Islands, Galicia, Valencia, Extremadura.
However, in some regions housing prices during the year, on the contrary, decreased. In Rioja prices fell by 2.2%, in the Basque country — by 1.9%, in Cantabria by 1.3%. Ceuta, Melilla and Aragon are also in the row of outsiders
San Sebastian has become the most expensive Spanish city. A square meter is sold here at €3 000. For €2 600 per m2 are sold the objects in Sant Cugat del Valles and in the club life capital — Ibiza. In Barcelona, Getxo and Madrid prices reached the level of €2 500 per m2. The lowest prices (€500) are recorded in Elda and Ontinyent. Thus, the Spanish market gradually strengthens, it confirms the fact, that recently the number of real estate transactions has also increased.
