Owners of housing for rent will be counted

Since May 2016 on the south of Spain will come into force new rules for home and apartment owners, who offer their properties for vacation rentals.

The regional government of Andalusia has adopted a resolution according to which the owners of property that is offered their properties for vacation rentals, should register their property in the specialized registry, will require to have a special license, undergo regular checks and be responsible for his property.

Market experts believe that the introduction of the new resolution in the beginning of high tourist season is intended to settle thousands of unoficial rental agreements on the seasonal rental housing market.

The resolution applies to all urban housing that is rented via web sites and other channels of promotion. But it does not apply to housing, located in the countryside, as well as residential complexes, consisting of three or more units, as they are subject to other legislation.

Rooms for rent, which are part of a larger property also falls within the scope of the new resolution.
