Tenant in Luxembourg won €20,000 from owner by court action

The owner of an apartment in Luxembourg has to pay €20,000 to a tenant because the rental was exorbitant, according to ee24.com citing lefigaro.fr.

The argument was a disproportion of rental to area and condition of the apartment. 21 sq.m were rented out for €600 per month, although the experts say that the real rate had to be €280.

French professionals say that the new law Alur, regulating relations between the parties in the housing market, will allow citizens of the Fifth Republic to go to court with the same claims. But they warn that one needs to be a persistant: the proceeding in Luxembourg has lasted seven years. Recall that recently in France the owner paid his tenant a compensation of €11,815, but on other grounds: he had no right to rent out an apartment with a living area of less than 9 sq.m.
