Padures manor house is located in Kuldiga’s district, the village of Padure.  It is about 5 km from Kuldiga, 52 km from port city Ventspils and 163 km from Latvia’s capital city Riga. Nearby is the river Venta, which is the biggest river in the whole Courland and has the widest waterfall (249 m) in Europe - the Venta waterfall. About 200 meters away from the manor there’s a large pond.    From history we’ve learned that in year 1837 the manor-house was bought by John Lowis Balfour, but he ordered to build a new one. That’s why we assume that the real establishment year of this building is 1840. Also this date corresponds to the manor’s volume and composition of its building manner. Padures manor house has never undergone major conversion, it has remained at its original design along with rich amount of initial components and large share of interior decorations. The building demonstrates unique 19th century’s 2nd quarter’s national architectural samples. Interior decorations from the 2nd half of the 19th century and the beginning of the 20th century enhance manor’s overall value.   The total area according to the inventory file is 960.7 square meters, but the usable area consists of 838.9 square meters. Land’s total size is 2.33 hectares. Two hectares large manor park and orchard is located next to the building.   In total the manor house has 3 floors. The bottom floor originally had twelve rooms - cellar, pantry, washer’s living room, maid’s room, housemaid’s room, menial room, housekeeper’s room, gardener’s room, launderette, kitchen, wine cellar and one unoccupied room. So-called lords or middle floor also had the same number of rooms as the bottom: the lobby, guest room, lady’s writing room, lord’s bedroom, storeroom, dining room with built-in buffet, the hall, fireplace room, lord’s cabinet, sofa room, flower room and card room, from which the door once again led back into the lobby. The third - top floor was where guests usually stayed.   For this manor the most likely development opportunity is an exclusive private house, as manor’s arrangement and area’s smallness is suitable for this kind of development. From a business point of view the manor can be used as a resting-place, leasing entire manor at a time. Or manor also can be made into a classy hotel. On the first floor it is possible to make 3 separate hotel rooms each of them including 2 rooms, respectively: 33+19 m2; 32+28 m2; 35+18 m2. On the second floor it is possible to arrange 5 rooms with an area from 17.9 to 34 m2. On the basement floor it is probable to set up bathhouse, gym, kitchen and other auxiliary premises or extra beds.
