Description

This building plot of 36.000smq, with approved project and the first building already constructed, is located in San Terenziano, in the municipality of Gualdo Cattaneo. It is an interesting project in an area where construction zones are not common.

A panoramic position over the valley in front of Montefalco, a short distance from the most popular destinations of the Umbria region, Assisi (30 km), Todi (12Km), Trevi (30 km), Spoleto (35 km), Spello (25 km), Perugia ( 45km), Amelia (40 km).
Description
The project will allow the construction of buildings for about 2000sqm and provides for the creation of a residential part and a part related to sporting facilities including indoor and outdoor swimming pool, five- a - side soccer field and beach volleyball, circuit for motocross / mountain bike, wellness center for sports rehabilitation and more. It is a unique project in an area where the possibility of new construction is limited. To date, the project-specific textures are these:
• Residences and services - Sqm 1000 (expandable additional 500 square meters, taking advantage of F2.1 area of Ha 1,1). (Excluding any porches, basements, solar greenhouses, technical rooms etc.)

There are no restrictions regarding the change of the project to customize it according to your needs and ideas for the future development of the structure.
The building already built is used as a restaurant and has about 30 seats. It consists of a central room with fireplace, kitchen, dressing room, bathroom and storage. Outside there is a lovely veranda and a fountain for pool use.
State and finishes
The building already built was built with high quality materials and respecting bio-construction; the project, to date, involves the use of this construction technique for the realization of the whole complex, to make it independent from the energy point of view and to be respectful towards the environment.
Potential use
The project aims to provide an offer with unique characteristics. Trying to exploit the territorial peculiarities, it has been developed trying to enhance the agricultural context and the enormous tourism potential by incorporating residential and sports facilities. The complex is complete with a wellness center which will provide a complete and high level touristic offer.
