About the project
The newest condominium of our company will be built in the most popular part of the district, in Kelenföld, at the end of Solt Street, in a quiet, small-town area. The infrastructure of the area is excellent, the Kelenföld railway station, the 4th metro terminal and the 3rd largest plaza in Hungary, Etele Plaza, are within walking distance. You won’t even have to take children far away, as there is a nursery, kindergarten, primary school, school and even a university in the area. Several services, including a restaurant and a pharmacy, are only a short walk away, and thanks to the well-developed public transport, the Allee and the Újbuda Center are only a few minutes away. The part of the city is constantly evolving, so the area is becoming more and more livable day by day.
The location of the design is Budapest, XI. district Andor utca - an area on the corner of Solt utca with an axis parallel to Andor utca. According to the regulations of the regulation plan, the maximum floor area per building in the area can be a maximum of 700 m2, accordingly, 2 independent buildings were placed on the site with an area of 4016 m2. The two buildings have almost the same design without basements. From the staircase on the ground floor 4-4 apartments, I and II. upstairs 7-7 apartments, on the III. 4th floor, IV. upstairs 1 apartment opens. A total of 23 apartments per building.
Andor Street is on the north side of the area. During the installation of the house, we took into account the unfavorable noise impact of the traffic on Andor Street. In the buildings under construction, the apartments were oriented only to the south, turning the apartments away from the busy road. Only service rooms, such as the kitchen or bathroom, were moved towards Andor Street. As a result, most of the apartments are “ventilated”, and the kitchen and bathroom often have windows, but the living rooms, such as the living room and living room, face the adjoining south-facing areas, which reduces their noise exposure to a minimum.
