The number of foreign buyers in Estonia is reducing

Real estate transactions involving foreign buyers accounted for less than 5% in seven years, and in the last two years are in a downtrend.

Since 2008, foreigners have brought €477 mln. to the Estonian treasury through the purchase of real estate. In the same period, foreign nationals have earned €385 mln. on sale of real estate in Estonia.

Over the past seven years, inhabitants of 88 countries purchased the property in Estonia, and of 76 - sold. Residents of Finland, Russia and Sweden are leading in both directions.

The greatest number of transactions with the participation of foreign buyers had been committed in the capital region Harjumaa and in the pro-Russian Ida-Virumaa.

The share of transactions with the participation of foreign capital grew until 2012. Since 2013, the percentage is declining rapidly. Experts attribute this to the weakening economies of neighboring countries, as well as to the growth of property prices in Estonia.


In particular, the Russians in 2015 concluded 250 transactions of real estate in Estonia, which is 74.8% less than two years earlier: in 2013 Russian citizens purchased 994 properties.
