Russian investors purchased expensive “Slovanský dům” in Prague

Russian investors and FID Group became the new owners of retail and office center "Slavic house" (Slovanský dům) with its area of 22,000 sq. m. The Russians bought one of the most expensive buildings in the fashionable street Na Příkopě in the Czech capital, informs the ee24.com citing e15.cz.

Transaction amount is undisclosed. According to some sources, the US investors from Invesco Real Estate bought the "Slavic house" in 2006 for 2.5 billion krones. It is possible that today’s issue price amounted more than €90 million.

The "Slovanský dům" is successfully rented out. In particular, there are placed Cinema City, Nike, Bloomberg and ECE. This commercial property in Prague is located on the Na Příkopě street, separating the Old from the New cities. Rental rates are always high there: 1 "square" of office space costs around €180-185, which is slightly more than on the elite Paris street (Pařížské ulice), located nearby.

Recall that the last major transaction in the Czech Republic was the Palác Rapid building near the famous Wenceslas Square, purchased by the Russian investors for €46.5 million. Among the largest deals in Prague involving the Russians are: the "Augustine" hotel in the historic Prague's Mala Strana area, which passed in the hands of "Gleden Invest". In June 2014 the citizens of the Russian Federation acquired in Prague five-star Savoy hotel: its Austrian Warimpex owner decided to leave the luxury market of the Czech and even didn’t bargain.
